The schedule

Slippage is flagged
before it happens

On site, the delay that costs most is the one discovered on handover day. A week of slippage flagged a month ahead can be absorbed; the same week flagged the day before cannot.

That is why there is a named site manager, measurement records by phase and a photographic record, which make slippage visible while there is still time to correct it.

What structure does not forgive
Concrete and steel accept correction while the next phase has not started. After that, correcting costs the whole job, which is why dimensional control closes each phase before the next begins.
Work at height with a written plan
Façade and roof concentrate the risk on a site. The access plan and fall-arrest system are set before the team goes up, not improvised on the day.
The ground decides the surprises
Earthworks, drainage and service roads generate almost every unforeseen cost. They are surveyed before the quotation, not halfway through.

Solutions

Work at every
stage of the build

In detail

What sits
behind each one

01

Structure

The structure is the part you cannot correct later. Concrete, steel and masonry follow execution control with material testing, and anything outside tolerance is redone before the next phase starts, not at the end, when the correction affects the whole job.

  • Material tests with records, not with declarations
  • Dimensional control at each phase, before the next one begins
  • Measurement records that allow the work to be checked months later
02

Finishing and façade

Finishing is where the job is judged by eye, and it is also where work at height concentrates the risk. Cladding, insulation and façade are executed with fall-arrest systems and with the access plan set before the team goes up.

  • Work at height with fall-arrest systems and a written access plan
  • Insulation checked for continuity, not only for thickness
  • Photographic record of everything the cladding will cover
03

Groundworks

Earthworks, trenches, service roads and drainage drive almost every unforeseen cost on a site. That is why the survey comes before the quotation, and why anything that changes is flagged before it happens.

  • Ground survey before the quotation, not halfway through the works
  • Drainage sized for the actual runoff at the location
  • Service roads built for the equipment that will actually arrive

Questions that deserve
a direct answer

Do you work as a main contractor?

Yes, and also as a specialist subcontractor on another contractor’s works. Both forms are set out in the proposal.

Who is accountable for the site?

A named site manager, on the contract and on the site board, as the law requires.

How is safety handled?

With signage to EN ISO 7010 on site and prior notification of site opening whenever the works reach the legal thresholds of duration or headcount.

What if the schedule slips?

We flag it as soon as the risk is identified, with the cause and the recovery plan, not on handover day.
